Does a Garage Count as Square Footage?
Short answer: no. Garages are not included in Gross Living Area (GLA) — the square footage number that appears on appraisals and most MLS listings. They are measured separately. Here is exactly how they are handled.
Why garages are excluded from GLA
GLA under ANSI Z765-2021 is defined as finished, above-grade living area. A garage fails on two counts: it is typically unfinished (no insulation, drywall, or heating to living standards), and it is designed for vehicles, not habitation. Even a very nice garage with epoxy floors and built-in cabinets does not count.
On an appraisal, garages are reported separately — usually as a garage size in square feet (e.g., "2-car attached, 440 sq ft") and factored into comparisons between properties as their own line item.
Attached vs detached garage
The distinction does not change the outcome. An attached garage shares a wall with the house but is still excluded from GLA. A detached garage is reported under "other structures." Neither contributes to the living area square footage.
What does matter is whether the garage is air-conditioned and finished to living standards — which leads to the converted garage question below.
Does a converted garage count as GLA?
A garage that has been converted into living space can count as GLA, but only if it meets all of the following criteria:
- Fully finished interior: drywall, flooring, ceiling
- Heated and cooled by the home's HVAC system
- Directly accessible from the main living area (interior access)
- Above grade on at least three sides
- Permitted as living space (no permits = major red flag)
Most garage conversions that were done without permits do not qualify. The appraiser will note the conversion but may not include it in GLA, which creates a valuation issue for sellers who assumed it added to the square footage.

What about an attached garage with a finished room above it?
This is a common configuration — a bonus room, office, or bedroom above the garage. The room above can count as GLA if it is finished, heated, and accessible from the interior of the home. The garage below still does not count.
Ceiling height rules still apply to above-garage rooms: the space must have at least 50% of the floor area at 7 feet or higher to count toward GLA.

Why does Zillow include garage square footage in some listings?
Zillow and most MLS databases pull square footage from whatever the listing agent entered. Some agents include garage area in the total square footage figure, especially in markets where it is common practice or when the garage is finished. This creates discrepancies between the listing square footage and the appraised GLA.
When in doubt, assume the appraisal GLA is the authoritative number for financing and comparable sales purposes.
