Does a Loft Count as Square Footage?

Yes, a loft typically counts toward gross living area when it is finished, above grade, accessible from the home interior, and meets the ANSI Z765 ceiling height rule. The ceiling rule is where most loft questions come up because lofts often sit under a sloped roof.

Short answer

Yes, if the loft is finished, permanently accessible from the interior (not by ladder alone), heated and cooled by the primary HVAC, and has a ceiling of at least 7 feet over 50% or more of the finished area. An open loft that overlooks the room below still counts; a low-ceiling sleeping loft reached by ladder typically does not.

What ANSI Z765 says about lofts

ANSI Z765-2021 does not name lofts specifically. It applies the same set of rules used for every finished level: above-grade, finished, heated and cooled by primary HVAC, interior access, and ceiling height minimums. A loft that meets all five rules is included in GLA. A loft that fails any one is excluded.

The two rules that most often disqualify lofts are ceiling height and interior access. A loft tucked under a roof with a steep pitch may have plenty of standing room at the center but drop below 5 feet near the walls. Any portion below 5 feet is excluded entirely, and at least half the loft's finished area must have a 7-foot ceiling for the rest to count.

For access, ANSI Z765 requires the space to be reachable from the home's interior. A proper staircase meets this requirement. A pull-down attic ladder or a climbing ladder does not. This is the specific rule that typically excludes sleeping lofts in tiny houses and cabin designs, even when the loft is otherwise finished and useful.

Common loft scenarios

Open second-floor loft over a great room

Counts as GLA when it is finished, has primary HVAC coverage, and meets the ceiling rule. Open lofts that look down into a two-story great room are the most common loft type in modern construction, and they almost always qualify because they are reached by a full staircase and share the home's HVAC.

Sleeping loft reached by ladder

Does not count as GLA. The ladder fails the interior-access rule, which requires permanent access (a staircase) from the main living area. This is the rule that excludes sleeping lofts in tiny houses and rustic cabins, even when the loft is finished drywall and has a heat source.

Third-floor loft under a pitched roof

Counts if the ceiling height rule passes. Measure the ceiling height across the loft. Only portions with a ceiling of 5 feet or higher count at all, and at least 50% of the finished area must reach 7 feet. On narrow A-frame roofs, this often excludes a meaningful slice of the loft footprint.

Loft in a tiny house

Usually does not count as GLA. Most tiny-house lofts are reached by ladder, fail the 7-foot ceiling requirement, or both. The loft space is real and usable, but under ANSI Z765 it is not included in the home's GLA figure. See tiny house square footage rules for the deeper treatment.

How to measure a loft for ANSI compliance

Treat the loft as its own level in the sketch addendum. Measure the perimeter from the exterior wall line of whatever floor the loft is on, exclude any area where the ceiling is below 5 feet, and verify that at least half the remaining area reaches 7 feet. Report the qualifying area as a separate level on the GLA calculation, not merged with the floor below.

Usually no. Most tiny-house lofts are reached by a ladder and have ceiling heights below the ANSI minimums. The space is real and usable but does not contribute to the reported GLA under Fannie Mae and Freddie Mac standards.
