PlanSnapper vs DataMaster: Different Tools, Different Jobs

DataMaster and PlanSnapper are both used by residential appraisers, but they solve completely different problems. DataMaster pulls comparable sales data and helps with adjustments. PlanSnapper measures square footage from floor plan images. Here is how they differ and why many appraisers use both.

What DataMaster does

DataMaster connects to your local MLS and pulls comparable sales data directly into TOTAL or ClickForms. Instead of copying and pasting comps by hand, DataMaster populates the grid automatically -- address, sale price, square footage, bedroom count, and dozens of other fields. It also includes market analysis tools and adjustment support to help appraisers justify their adjustments with data.

For high-volume appraisers, DataMaster saves significant time on the comp selection and data entry side of the report. It is one of the most popular TOTAL plugins.

What PlanSnapper does

PlanSnapper solves a different problem: measuring GLA from a floor plan you already have. If a listing agent provides a CubiCasa scan, or you download a floor plan from the MLS package, or the client hands you an architect drawing -- PlanSnapper lets you upload that image, trace the perimeter, set a scale reference from one known dimension, and get an ANSI Z765-compliant GLA figure in under two minutes.

PlanSnapper does not pull comps, does not connect to MLS, and does not integrate with form software. It does one thing: measure square footage from a floor plan image, accurately, in the browser, with no install.

Why appraisers use both

These tools cover different parts of the appraisal workflow and do not overlap. DataMaster handles the comp side; PlanSnapper handles the measurement side.

A common workflow: use DataMaster to pull comps and populate the grid in TOTAL, use PlanSnapper to verify the subject property GLA from a CubiCasa or Matterport floor plan, then reconcile the two before finalizing the report. Neither tool replaces the other.
