WinSketch vs Apex Sketch: Which Appraiser Sketch Tool Is Better?
WinSketch and Apex Sketch are the two dominant desktop floor plan sketch tools for residential appraisers. Both produce ANSI-compliant GLA calculations and integrate with major appraisal software. But they have different feature sets, pricing structures, and learning curves. Here is how they actually compare.
The short version
- Apex Sketch: More widely used, deeper integration with a la mode (TOTAL) and ACI, strong mobile companion app for field use.
- WinSketch: Slightly simpler interface, preferred by appraisers on Bradford Technologies / ACI-heavy workflows, competitive pricing.
WinSketch vs Apex Sketch: at a glance
| WinSketch | Apex Sketch | |
|---|---|---|
| Developer | Bradford Technologies | Apex Software (now Constellation) |
| Platform | Windows desktop | Windows desktop + mobile companion |
| ANSI GLA | Yes | Yes |
| Appraisal software integration | ACI, Bradford, some a la mode | a la mode TOTAL, ACI, most major AMCs |
| Mobile field sketching | Limited | Yes (Apex Sketch Mobile) |
| Pricing | ~$15–20/mo | ~$20–30/mo |
| Learning curve | Low | Low to medium |
| Market share | Smaller | Dominant (est. 60%+ of appraisers) |
How they actually work
Both tools follow the same basic workflow: you draw walls by entering measurements, the software snaps them together, and it automatically calculates the total area by floor and GLA category. Neither tool captures measurements for you — you bring your tape or laser measure to the field, then sketch back at the office.
The difference shows up in the details: how the interface handles complex shapes, how well it exports to your appraisal software, and whether you can sketch on-site on a tablet or phone.
Appraisal software integration
This is where Apex Sketch pulls ahead for most appraisers. Its integration with a la mode TOTAL is seamless — sketches flow directly into the form with area breakdowns already populated. If your AMC or management system runs on a la mode, Apex is the easier choice.
WinSketch integrates well with Bradford Technologies products and ACI. If your office has a Bradford-heavy workflow, WinSketch may actually be smoother. Outside of that ecosystem, expect to export manually.
Mobile / field sketching
Apex Sketch has a mobile companion app that lets you sketch on a phone or tablet during the inspection, then sync back to the desktop. For appraisers doing 10+ inspections per week, this saves meaningful time. WinSketch does not have an equivalent — you are expected to sketch at the office from your field notes.
Pricing
WinSketch is typically a few dollars cheaper per month. Over a year the difference is $60–120. For most appraisers, this is not a deciding factor. Choose based on integration fit, not price.
When to choose WinSketch
- Your office already uses Bradford Technologies or ACI as the primary system
- You prefer a simpler, less feature-heavy interface
- Cost is a consideration and you do not need mobile field sketching
When to choose Apex Sketch
- You use a la mode TOTAL for your appraisal reports
- You want to sketch at the property on a phone or tablet
- You want the tool that most appraisers and AMCs expect
- You want better long-term support from a larger software company
What neither tool does
Neither WinSketch nor Apex Sketch can work from an existing floor plan image or PDF. If a client provides a floor plan and you need to measure it — or if you want to verify a GLA from an old sketch — you need a different tool. PlanSnapper lets you upload any floor plan image or PDF, trace the outline, set one known dimension, and get an accurate GLA in minutes.
