Canvas vs iGUIDE: Which Floor Plan Tool Is Better for Appraisers?

How Canvas works
Canvas (by Occipital) uses the LiDAR scanner built into iPad Pro models (2020 and later) to capture a 3D point cloud of a space. You walk through the property with the iPad, and Canvas processes the scan into a clean 3D model and 2D floor plan. The app runs entirely on-device — no subscription required beyond the one-time app purchase.
Canvas is flexible: you can export floor plans as PDFs, DXF files, or 3D models. For appraisal use, the PDF floor plan can be uploaded to a tool like PlanSnapper to calculate GLA. Canvas does not provide built-in ANSI-compliant GLA reports — that step happens downstream.
How iGUIDE works
iGUIDE uses its proprietary PLANIX camera — a dedicated 360° laser device — to capture floor plans and panoramic photos simultaneously. The camera connects to a smartphone app, and scans are uploaded to iGUIDE's cloud for processing. Delivered floor plans include automated square footage and, optionally, a certified ANSI Z765-compliant GLA report.
iGUIDE is purpose-built for real estate workflows. Every scan delivery includes a floor plan, 360° virtual tour, and room dimensions. The ANSI GLA add-on turns the output into an appraisal-ready document without any additional measurement work.
Hardware and cost
Canvas requires an iPad Pro with LiDAR (2020 or newer, starting around $800 new). The Canvas app costs a one-time fee of $29.99. Ongoing per-scan costs are minimal — you pay for the device, not each scan.
iGUIDE requires the PLANIX camera, which costs $2,500–$3,500 depending on the bundle. Per-scan processing fees apply (typically $15–$25+ per property). For low-volume users, total cost of ownership is substantially higher than Canvas.
Accuracy and ANSI compliance
Canvas achieves typical accuracy of ±1–3% for standard residential layouts using LiDAR. It is accurate enough for GLA calculations but does not produce ANSI-certified reports directly.
iGUIDE's laser-based system typically achieves ±1–2% accuracy. The ANSI GLA add-on provides a certified report signed off by iGUIDE's QA process — suitable for formal appraisal submissions without additional measurement steps.
